RESPONSIBILITIES

Development Management

·         Assist GM in the monitoring and supervision of the developmental projects to ensure that construction works are performed according to project budget and workplan. This includes providing management and technical direction for the projects, and monitoring and tracking of project budget and schedules.

·         Support BD, Marketing and Project team in conceptualizing the feasibility study, planning and positioning of new   developments and products

·         Provide technical support to BD in acquisition of properties and conduct building technical due diligence

·         Initiate, organize and guide local project management teams for new developments

·         Assist to develop overall project management strategy and objectives

·         Support the local PM team in the selection and appointment of consultants. Assist HOD in relationship management as well as the appointment and management of all the consultants (Project Managers, Architects, Engineers and Quantity Surveyors) to ensure project delivery, quality and safety, and the overall project staffing and resource allocation within the allocated budget.

·         Review and critique consultant’s design

·         Prepare and coordinate the design review by ADRC

·         Assist the local PM team in design review, contract packaging strategy and managing construction cost. The details are as follows :

1.      Assist the local project team in reviewing and evaluating construction bids and/or quotations.

2.      Assist in the preparation of contracts and negotiate revisions, changes and additions to contractual agreements with architects, consultants, clients, suppliers and subcontractors.

3.      Coordinate and attend monthly PCG meetings to monitor and track developmental projects.

4.      Requisition supplies and materials to complete construction projects.

5.      Take actions to deal with the results of delays, bad weather, or emergencies at construction site

6.      Investigate damage, accidents, or delays at construction sites, to ensure that proper procedures are being carried out

7.      Evaluate and authorize changes that facilitate achievement of safe, timely project completion and within budget.

8.      Plan, lead and monitor progress and performance against the project plan

9.      Analysis project reports and approve project issues within the limit of authority.

10.   Select, guide and develop a team of Civil discipline and install team with operational responsibilities to ensure that the organization achieves it business objectives and complies with all relevant regulations and laws.

11.   Ensure that organization and government standards on safety are met.

12.    Prepare monthly reports on all of development projects in China.

13.   Investigate damage, accidents, or delays at construction sites, to ensure that proper procedures are being carried out.

14.   Ensure that quality standards and objectives are consistently met.

15.   Supervise and implement project expense, other assets and resources within budget

Real Estate Service

·             Maintain Company ISO development procedures

·             Review and update work processes and procedures.

KNOWLEDGE SKILLS AND ABILITIES

Requirements :

·                  Candidates need to be 35-40 yrs (at least 15 years relevant experience) and above, with Civil Engineering or Architecture background. High rise and municipal infrastructure experience are highly preferred.

·                  Must have knowledge and familiar with the implementation of project development works, including construction, M&E, engineering, costing and building construction contract.

·                  High standard of professional and integrity

·                  Good communication skills and able to communicate and write in English and Chinese.

·                  Good management and leadership qualities, sound problem-solving and decision-making skills, and good client relationship management abilities are essential.

·                  Have international project management expertise and able to run project at international standard and do EVA tracking.
